Choosing a RICS surveying firm in the UK

The best UK property surveying firms to refer clients to are regulated by RICS, carry professional indemnity insurance, offer all three levels of residential survey, report in plain English, and turn work around fast enough to protect completion dates. Check those five things before you add a firm to your panel, then review them every quarter.

Choosing a RICS surveying firm in the UK

Why the surveyor you recommend matters

Brokers and conveyancers are often the first professionals a buyer trusts. Clients act on your recommendations, so a poor referral affects your timelines, your client relationships, and your reputation.

Your timelines. Late reports delay renegotiation, mortgage offers and exchange.

Your client relationships. A buyer who finds unreported damage after completion rarely blames only the surveyor.

Your reputation. Recommended surveyors become part of your service, whether you charge for the referral or not.

Mortgage valuation surveys vs homebuyer surveys

Many buyers still think the lender's valuation is a survey. It is not. A good surveying firm helps the client choose the right level, rather than defaulting to the cheapest or the most expensive.

ReportWho it is forWhat it coversBest suited to
Mortgage valuationThe lenderWhether the property is suitable security for the loan and what it is worthThe lending decision only. Not a condition check for the buyer
RICS Home Survey Level 1The buyerA concise condition report with traffic-light ratingsNewer, conventional homes in good condition
RICS Home Survey Level 2 (HomeBuyer)The buyerCondition ratings plus guidance on repairs and further investigation; optional valuationMost standard houses and flats in reasonable condition
RICS Home Survey Level 3 (Building Survey)The buyerAn in-depth inspection of construction, defects, causes and repair optionsOlder, larger, altered, listed or non-standard properties

Seven criteria for assessing a surveying firm

Use the same checks for every firm you consider adding to a panel.

  1. 1

RICS regulation. The firm is Regulated by RICS and the inspecting surveyors are RICS members. Confirm both on the RICS Find a Surveyor directory.

  2. 2

Professional indemnity and complaints. Ask for confirmation of professional indemnity cover and a complaints procedure that includes independent redress.

  3. 3

A full range of surveys. Levels 2 and 3, and ideally defect reports, snagging, and valuations for help to buy, shared ownership or probate, so you only need one relationship.

  4. 4

Clear turnaround times. Ask for typical times from instruction to inspection and from inspection to report, including urgent or chain-sensitive cases.

  5. 5

A report the client can act on. Plain-English findings, photographs, clear condition ratings, and a specific next step, such as a roofer's quote before exchange.

  6. 6

Local knowledge. Surveyors who know an area recognise its construction and typical defects. Victorian terraces across Greater Manchester often bring damp, roof and alteration questions.

  7. 7

Updates for you, not only the buyer. Instruction confirmed, inspection booked, report issued. Ask for a named contact and a call with the client after the report.

Questions to ask before you add a firm

Ask these before the first instruction.

Is the firm regulated by RICS, and are the inspecting surveyors RICS members?

What level of professional indemnity insurance do you hold?

What are your average inspection and report turnaround times?

Can we see a sample Level 2 and Level 3 report?

Will you explain the findings to the client after the report?

How will you keep our team updated?

What is your complaints process, and how many complaints did you resolve last year?

How do you handle client data under UK GDPR?

Warning signs

Pause before you refer if you see any of these.

No RICS regulation, or vague answers about qualifications.

A Level 3 price that looks too low to be a proper inspection.

Reports full of generic caveats and no clear recommendation.

No named contact.

Reluctance to share a sample report or turnaround times.

A simple quarterly review

Track turnaround, client feedback, complaints, and any case where a report delayed exchange. A short quarterly review gives you something to say when a client asks why you recommend a particular firm.
